Creating Impact in Divested Neighborhoods

Our Story

Nia Neighborhoods Opportunity Zone Fund transforms divested areas into thriving communities where people, commerce and services converge. We target investment in areas on the precipice of revitalization. Reinvestment supports projects in neighboring areas and leverages the collective impact of each investment. Rehabilitation of historic properties provides high quality housing stock that residents of all income levels can appreciate.  We build new construction to increase attainable housing supply, provide urban area infill and create a sense of progress in communities. Our goal is to increase value in forgotten neighborhoods with a balance of housing mix, business development and recreation space.

Our Founder

Yindra Dixon moved to Dubuque in 2021 and immediately started creating the foundation for Nia Neighborhoods Opportunity Zone Fund. Establishing one of the first OZ funds in Dubuque, she started aligning the city long-term planning goals with her community development goals. Reinvest. Rehabilitate. Revitalize.
